All the Nails?

Geez! I'm beyond annoyed. The buyers want ALL the nails in the siding to be pounded in flush or replaced, caulked and painted to match the siding. ALL.

There are 25 for sure that need to be replaced. I could even venture there are 100 that could be looked at. ALL would be over 3000 nails. That is a lot of labor. Labor they want done by an exterior contractor.

I've decided no. This is basically cosmetic and can be done by the buyer. We will resecure the deck to the siding as that could be a safety issue. That's it.

    Is this something their inspector came up with? Is the siding wood? I don't think I've ever seen nails popping out of siding. ....Sorry you are encountering obstacles. I wish some smooth sailing for you.

    How does your sales agent interpret the request to have popped nails replaced/caulked/painted? Is it cosmetic? Is it a request to reduce the price? I can understand asking a friend/neighbor or hiring a handyman to bang in protruding nails and a dab of caulk but I think it's a s-t-r-e-t-c-h to view it as is a potential structural issue like deck issue.

    What wording is best used in response? Is it better to address one and ignore the 2nd or offer to reduce the price by $20. for a few pounds of nails and tube of caulk?

    We are in the middle of working it out. We are checking to see if the wording is misunderstood and asking for clarification. It may end up we will just give them a credit of some sort.
